How to Know When It’s Time to Replace Your Roof

Your roof works hard—day in and day out, it protects your home from rain, wind, heat, and everything in between. But even the best roofs don’t last forever. Knowing when it’s time to replace your roof can help you avoid expensive water damage, energy loss, and emergency repairs.


If you’re a homeowner wondering whether it’s time to invest in a new roof, here are a few signs to watch for.


1. Your roof is more than 20 years old

Most asphalt shingle roofs last between 15–30 years depending on the materials and weather conditions. If your roof is pushing 20 and hasn’t been inspected recently, it’s time to take a closer look. Even if there aren’t visible leaks, age alone is a strong indicator that a replacement may be on the horizon.


2. You’re noticing leaks or water stains

If you see water stains on your ceiling or walls—or worse, active dripping during storms—your roof may have worn-out flashing, cracked shingles, or other damage. Leaks can go unnoticed for a long time, often leading to rot or mold behind the walls. The sooner they’re addressed, the better.


3. Shingles are missing, curling, or cracked

Take a look at your roof from the ground. Are there shingles that look like they’re lifting or curling at the edges? Any patches missing altogether? Damaged shingles are one of the most common signs of an aging or failing roof. Wind, heat, and rain wear them down over time, especially if your home has little tree cover or is exposed to strong weather.


4. You’re seeing granules in your gutters

As shingles age, they start to shed granules—the tiny, sand-like particles that coat the surface. If your gutters are full of black grit or your downspouts are draining gritty water after a storm, it’s a sign your shingles are breaking down and may not be doing their job much longer.


5. Your energy bills are creeping up

Believe it or not, an aging roof can impact your energy efficiency. Gaps, poor insulation, or weakened materials can cause your heating and cooling systems to work overtime, especially during extreme weather. If your energy bills are rising and your HVAC is in good shape, your roof may be the culprit.
